RESIDENTIAL REPAIRS

Nearly all roof damages will get progressively worse, a small tear in a shingle can evolve into a leak that costs thousands to repair. Performing regular repairs along with roof maintenance can extend the life of your roof. Repairing your roof has 5 major benefits.

  • Remaining vigilant on repairs can extend your roof life and limit the cost of potential repairs/replacement
  • Repairs will ensure you keep your warranty in tact
  • Repairs keep your home energy-efficient by ensuring all penetrations are sealed and your roof has proper ventilation
  • Repairs can improve the aesthetics of your home
  • Keeping your roof repaired can reduce the heath risks to your family by keeping mold, mildew and other allergens out of your home
A pipe boot is a type of flashing that goes around the pipe penetrations in your roofing system to provide a water tight seal. Boots last roughly 5-7 years but should be checked yearly to ensure they are in proper working condition.

When boots are not inspected regularly they can lead to more expensive repairs due to decking damage which expands the repair area.

730, 750, and Ridge Vents allow more air to flow through the vent which in turn will remove more heat and moisture from an attic.

Damaged fascia can be the starting point for other roof problems and potentially lead to damage to an attic and home. The most common causes of soffit and fascia damage are water and sun exposure. Being exposed to these elements for long periods, soffit and fascia boards may end up with wet or dry rot. Over time, these boards may crumble as well.

Missing or damaged shingles allow your roof to become vulnerable to the elements – especially wind and rain. Wind will be able to get under surrounding shingles and cause further damage, while rain may be able to leak into the area where the shingle is missing or damaged.

Flashings are a thin material, usually galvanized steel, that is used to direct water away from critical areas of the roof, wherever the roof plane meets a vertical surface like a wall or a dormer. Flashing is installed to surround roof features, such as vents, chimneys and skylights.

The purpose of a valley on your roof is to allow for proper drainage. Unfortunately, we often come across valleys that do not drain off the roof causing the water to build up and pool which more often than not leads to leaks.

In order to avoid this, there are two main options, depending on the area. First, the installation of a metal valley to help divert the water properly and second, the installation of EPDM, a rubber membrane that allows water to run right off.
