A surprising number of roof repair calls that we receive from homeowners involve correcting another contractor’s work, and often on new roofs. This is why roofs should always be treated as big investments. The right material and roofing contractor choices can make the difference in preventing the following causes of roof failure:
Poor Installation Quality
Installation errors are, more often than not, the cause of roofing problems. Manufacturers have made leaps and bounds in product improvement and quality control methods. But even with these improvements, they wouldn’t perform as intended if not installed properly.
Look for manufacturer certifications when hiring a contractor. It indicates that your contractor is properly trained and is less likely to make installation mistakes. Also, read through the roofing warranty and make sure it includes workmanship coverage; this serves as your protection in case of installation errors. CMS Roofing is a GAF Master Elite contractor, trained and certified by GAF to install their roofing products. We are also authorized to offer their limited warranties, including the GAF Golden Pledge® Warranty, which includes up to 25 years of workmanship coverage.
Poor Attic Ventilation
Roof ventilation is not as often discussed as materials or warranties, but it’s nevertheless an essential part of every roof. Effective indoor ventilation should have an intake vent that lets cool, fresh air in, and an exhaust vent that pushes moist, hot air out. Trapped heat and moisture in the attic can damage wood during summer, and cause ice dams during winter, both of which will necessitate premature roof repair.
When choosing a new roof, make sure the contractor addresses attic ventilation. Choosing a roofing system that includes attic ventilation as part of the whole system, such as the GAF Lifetime Roofing system, also helps.
Don’t be swayed by a low bid price. The contractor will likely skimp on materials, including critical components like flashing, leak barriers, and ventilation vents. Roofs with these components will likely fail within a year after installation. Again, certified contractors are your best bet. Speaking for ourselves, we get our supplies straight from the factory, and we never cut corners on the materials and labor. What you get is a roof that won’t fail on you for its entire lifespan.
